Craftsmanship that holds up to Florida.
Concrete restoration, waterproofing, and painting for homes, condos, and hospitality. One contractor who fixes the structure, then finishes the surface.
- Florida license CGC1533739
- Residential & commercial
- Milestone-inspection ready
- Free written estimates
What we do
Restore the building. Then make it look finished.

Structure first
Concrete Restoration
Spalling, cracked slabs, failing balconies, and worn walkways — restored so they look right and last through the next inspection cycle.

Keep water out
Waterproofing
Coatings, wet seals, caulking, and glazing that stop intrusion before it becomes a special assessment.

Built for this climate
Exterior Painting
South Florida sun, salt, and storms punish cheap paint. We specify coatings that stay colorfast and sealed.

Clean, quiet, precise
Interior Painting
Homes, offices, and hospitality interiors finished with tight lines, low-VOC products, and a site that stays respectful.

Occupied-site ready
Commercial & Hospitality
Hotels, restaurants, and managed properties that need work done on a schedule, without disrupting guests.

Prep that lasts
Cleaning & Coatings
Pressure cleaning, floor coatings, and metal finishes — the unglamorous work that makes the paint and restoration hold.
Florida SB 4-D
Condo inspections found the damage. We do the repair.
Milestone inspections and reserve studies are forcing associations to fund concrete restoration, waterproofing, and exterior systems. We scope from the report and deliver work boards can stand behind.
- Balconies, walkways, and garage decks
- Waterproofing called out in SIRS studies
- Paint and coatings after structural repair

How we work
A clear path from first call to walkthrough.
01
Walk the property
We look at structure, moisture, and finish — not just color chips. Photos and notes go into the estimate.
02
Scope in writing
You get a clear scope, materials, and timeline. For boards, we write it so an engineer or manager can follow it.
03
Restore, then finish
Failed concrete and open joints get fixed before paint. That’s how the finish lasts through a Florida summer.
04
Walkthrough
We review the work with you, punch what needs punching, and leave the site cleaner than we found it.
From the jobsite
What clients come back for.
“They treated the concrete first, then painted. The board finally had one contractor who understood both the inspection report and the finish.”
“Our house sat through two hurricane seasons with peeling stucco. Shoreline cleaned, patched, and painted it like it was their own.”
“Night work, no guest complaints, and the facade looks new. That’s rare in hospitality maintenance.”
Questions
Straight answers.
- What areas do you serve?
- Hollywood is home base. We work throughout Broward and Miami-Dade — from single-family homes to condos, hotels, and commercial buildings.
- Are you licensed?
- Yes. Work is performed under Florida Certified General Contractor license CGC1533739 through Shoreline Design Solutions LLC, with insurance on every job.
- How does a free estimate work?
- Tell us the property type and what you need. We walk the site, photograph the issues, and send a written scope — not a one-line number. No charge, no pressure.
- Can you work with HOA boards and property managers?
- That’s a large part of what we do. We scope from milestone inspection reports, attend walkthroughs, and package concrete, waterproofing, and painting as one project.
- How long will exterior paint last in South Florida?
- With the right prep and a Florida-rated coating, a well-done exterior typically holds 7–10 years. Cheap paint on dirty stucco fails in two. Prep is the job.
- Do you offer maintenance contracts?
- Yes — especially for hotels and managed buildings. Pressure cleaning, touch-up paint, and seal checks on a set cadence keep you out of emergency mode.
